Although the exterior of the house shows some deterioration, the interior appears to be stable. Many of the historic features, like the fireplace and wood trim, are still intact and in good shape. We will have some more photos of the progress on this project coming soon.

865 North 22nd Street, in Richmond's Union Hill neighborhood, is a modest two-story frame rowhouse, circa 1890s. This property was targeted as part of the Alliance to Conserve Old Richmond Neighborhood's Option Program in September 2009. It had been vacant for years and was severely tax-delinquent. The last living owner of record died intestate, leaving a complicated process of tracking down family members and determining ownership interests in order to prepare the property to be sold. After the Alliance spent months working to clear up the title, the property was sold in April, 2010. As a result of this work, the City was able to recoup all of the back taxes, fees, and special assesments on the property, and the house will be restored and become a contributing asset to the neighborhood.

The new owner has begun working to renovate the property, taking advantage of state and federal historic rehabilitation tax credits. Amy Vealey, Alliance tax credit consultant, has started detailed documentation of this property as the first step in completing the historic rehabilitation tax credit application on behalf of the new owners. Deteriorated features of the house, such as the rotting siding and front porch pictured below, will present some challenges as work begins, but this house has solid architectural features and we're confident the completed project will be successful!
